Urban Restructuring Around Technology Zones: The Case of Teknopark Istanbul

Abstract

This study revisits the empirical findings of a 2025 doctoral research project to reassess how Teknopark Istanbul has reshaped its surrounding urban fabric, especially after the post-2024 infrastructural shifts. Drawing on spatial analyses, survey results, managerial insights, and regional development indicators, the research evaluates how the technopark influences housing values, transportation connectivity, industrial and commercial clustering, and the spatial distribution of healthcare and educational facilities. The findings suggest that Teknopark Istanbul operates not only as a technology production hub but also as a catalyst for wider urban restructuring, shaping evolving socio-economic and spatial development patterns across the Pendik–Kurtköy corridor.
